Grand County (unincorporated) short-term rental permit guide
Last checked: Oct 14, 2026. Not legal advice — always confirm with the jurisdiction.
Unincorporated Grand County requires an annual STR permit (it expires one year from approval), even if you are only advertising the property.
Fee: $100 per advertised occupant (sleeps 10 = $1,000). Maximum occupancy is 16.
Requirements: two full-time Grand County resident emergency contacts who can respond within one hour, a safety checklist, a fire inspection if applicable, bear-proof trash, a parking plan, liability insurance, and its own Colorado sales tax license.
Homes inside Winter Park, Fraser, Granby, Grand Lake, Hot Sulphur Springs or Kremmling register with that town instead.
Tax tip from the county: Airbnb may charge a nearby town's rate on unincorporated homes, so check your tax setup.
